CLEAR Income Analysis

Qualifying income, calculated and cited to the page.

Upload a borrower's package. CLEAR reads it page by page, builds the qualifying income worksheet the way Commonwealth's underwriters do, and lists what to ask the borrower for. Most files are done in minutes.

Built by The Commonwealth Group, which has served mortgage lenders since 2008 with contract underwriting, quality control and compliance work.

A sample file reviewed from upload to report. Narrated, 3 minutes.

Every figure comes with its arithmetic and its page

Each income source gets its own line: the monthly figure, the method behind it, the full calculation and the pages it came from. Click a page reference to open that page beside the worksheet.

Income left out of the total is listed with the reason. CLEAR compares its total with the 1003, the 1008 and the DU or LPA findings and explains any difference.

Then it writes the conditions. Each names the document, the borrower and the period, and is marked Prior to Approval or Prior to Closing. The whole review downloads as a PDF for the loan file.

Qualifying income worksheet Elena M. Ruiz, RN, Bellmont Valley Health
Base payHourly $6,630.00

Lower of Method A and Method B; Method A governs. $42.50/hr from January 1, 2026, 36 hrs/week per the VOE.

Method A: 42.5 x 36 x 52 / 12 = 6,630.00 Method B: base YTD $61,200.00 / 8.833 mo = $6,928.30 Lower = 6,630.00

p4p7
OvertimeVariable $815.05

24-month average, 2025 and 2026 YTD. Stable trend; the VOE says overtime is likely to continue.

(9,840.00 + 7,140.00) / 20.833 = 815.05

p4p7
Night shift differentialVariable $278.05

2026 YTD is below 2025 and the 24-month average, so the lower current level is used.

2,456.00 / 8.833 = 278.05 (24-month average 291.65 not used due to decline)

p4p7
Paid time offNot counted $0.00

Paid at the base rate and already inside the base-pay figure, so it is not counted twice.

Qualifying income$7,723.10 a month

The 1003 states $7,790.00 a month; this figure is $66.90 lower. No DU findings or 1008 in the file.

What to ask for

  • Prior to Approval: the DU Underwriting Findings and the Form 1008 (neither is in the package).
  • Prior to Closing: a verbal verification of employment with Bellmont Valley Health within 10 business days before the note date.
  • Prior to Closing: an updated 1003 showing base $6,630.00, overtime $815.05 and night shift differential $278.05.

What it reviews

Wage earners

Salaried and hourly pay from paystubs, W-2s and verifications of employment. Hourly pay is worked out two ways, rate times hours and year-to-date blended with prior years, and the lower figure qualifies. Overtime, bonus, commission and shift differentials are averaged over their documented history.

Self-employed borrowers

Schedule C, K-1s and business returns, analyzed business by business over two years with the usual add-backs. If a business return is missing, that business's income isn't counted and the return becomes a condition.

Your guidelines

Fannie Mae by default, Freddie Mac or FHA where the file's findings say so. Commonwealth's worksheet conventions apply throughout, so every file is worked the same way, whoever runs it.

From upload to conditions

Loan officers use it to qualify a borrower before the file goes in. Processors, underwriters and quality control use it to check the numbers before closing.

  1. Upload the package

One PDF or several, up to 300 MB.

  2. Watch it read

The review shows each page it opens and each figure as it finds it. Leave and come back; it tells you when it's finished.

  3. Check the worksheet

Compare each figure with the page it cites before you rely on the total.

  4. Send the conditions

Request the conditions from the borrower and keep the PDF of the review with the loan file.

Plans and pricing

Every plan runs the same full review. Plans differ only in how many file runs your team gets each month, from 5 on Solo to 500 on Scale, where each run works out at $8.

  • Unused file runs carry over to the next month, up to one month's allowance.
  • Pay yearly and get two months free.
  • Past your allowance, extra file runs are billed at your plan's per-run rate. A manager can turn this off.
  • A review that fails doesn't use a file run.
  • After checkout, Commonwealth sets up your team's access, usually within one business day.
  • Need more than 500 file runs per month? Email clear@thecommonwealth.net about Enterprise.

Questions

What counts as a file run?

Each review you run is one file run, whether the package arrives as one PDF or several. Running the same package again is another run.

How does my team get access?

Once Commonwealth has set up your account, colleagues who sign in with your company email address join your team. The person who bought the plan manages it.

Can I change plans or cancel?

Yes, at any time. Your team's manager cancels in CLEAR, from Cancel subscription on the dashboard; access continues to the end of the period you've paid for. To change plans, email clear@thecommonwealth.net. When your team is close to its monthly allowance, managers also see an Upgrade plan button in CLEAR.

Who makes the final call on a file?

Your underwriter. CLEAR prepares the worksheet and the conditions, and every figure cites its page so your team can confirm it before relying on it.
